Introduction
THIXENDALE is two miles from Burdale Station (N.E.R.) and nine miles from Malton and Pocklington.
The Farm Buildings are ample and most substantial and include excellent covered Foldyards.
The Village was almost re-built by the late Sir Tatton Sykes. It is very picturesque, beautifully situated, and well watered by a never failing stream.
The Estate enjoys great sporting possibilities (fine natural partridge ground).
It adjoins the Birdsall and Garrowby Estates.
The country is hunted by Lord Middleton’s Hounds and the Hon. Major Wood’s Harriers.
The Farms and Holdings are let at low pre-war rents.
The Tenancies are all yearly, from Lady Day, determinable by six month’s notice.
The Boundaries of the unfenced allotments are shown on Plan. The semi-detached Cottages and Buildings are divided by party walls.
The Cow Pastures, coloured yellow and numbered 179 and 158 on the Plan, are let in nine undefined Cowgates, and the rights therein are sold and pass with the respective Lots as particularised.
The Timber is included in the Sale.
Lot 4 - Gill’s Farm. The Grass Field, numbered 378 on the Ordnance Map of Bishop Wilton, 17.595 acres, is situate about half-a-mile to the south of the village of Bishop Wilton, easily identified by reference to the said Map. This Field is not shown on the accompanying Sale Plan of Thixendale.
